While our top priority is your access to and enjoyment of the property, when you aren’t onsite, we will position your home to provide the best revenue stream possible. We oversee every aspect of the rental process, firmly grounded in bespoke care. Under our oversight, you home will not only get the best possible exposure, but also will gain a reputation for quality hosting.
What can you expect?
Please understand that every home is different, and so is the process of preparing each home for rental. We are not a big, one-size-fits-all company. That being said, we will:
Meet with you or your representative to tour the home
Discuss the suitability of your home for rental and the pros and cons of doing so
Review revenue cash flow projections that our team has prepared from area comps
Discuss the necessary steps to optimize your home for rental
Explore expectations as well as any hesitations or concerns
Lay out the duties owed by Entrepreneur Vacation Homes, Etc.
If we are in agreement, we will then sign a property management agreement, customized for each home and homeowner, which spells out the details of vacation rental.
That’s when we get to work!
Home preparation entails the execution of the details discussed in the consultation phase to prepare your home for rental. Common preparations include;
Inspecting your home, top to bottom.
Installing monitors (same as those installed for our caretaking duties)
Procuring linens (Initially two sets of sheets per bed, and 2 sets of towels per guest.) Replacements will be covered by the operating expenses collected from the guests)
Installing electronic keypad lock (August Lock) on one outer door
Staging and prep of your home for renters
Professional photography, including a 360 tour and drone footage
Listing on appropriate vacation rental platforms
Allow approximately two to three weeks for setup, depending on the home. Once we are all set and ready to launch, we will jump into the pool, so to speak.
Once your property is up and running, we handle listing, dynamic pricing, guest scheduling, check-in/check-out, housekeeping (with check list and protocols), around the clock maintenance, seasonal upgrades, guest support, invoicing, calendar coordination, resupplying, site and revenue management.
Each month, you will receive a summary report by the 10th itemizing the previous month’s cash flow and payout.
Our commission is a predetermined percentage of the gross rental rate. You pay no caretaking fees and the routine housekeeping and resupply expenses are handled by the guests.
You cover the routine costs of home ownership (utilities, yard, repairs, etc.). We will ensure these services are done properly.
Communicate when you want to visit so we can block out the dates and have your home ready for your arrival.

What are the associated costs?
There is an initial set up cost that includes a deep cleaning, window washing, and maintenance needs, monitors, August Lock, linens, photography, and IT. It is a one-time fee. The cost is determined by the size and condition of the home.
How much will my home rent for?
That depends on a number of variables. We will explore those in detail with you when we chat. Some factors include number of bedrooms, amenities, location, season of year, and, in our day and time, which way the wind is blowing. We practice dynamic pricing, which means the day to day price shifts with the market so that you can get the best possible price.
Also, our dynamic pricing keeps your home at the top of the listings. We monitor the bookings so that we have the best balance between pricing and occupancy. Our projection tools provide a quick peek at what you can expect.
Can you help me put away my personal belongings?
Certainly. We can help you determine what stays in place, what should be moved away from public access, and where your items should be safely stored. Detailed notes and pictures will be taken so that when it’s time for you to visit everything will be back in place, just the way you like. When you leave those treasured items will again be removed. We want to make your experience as seamless and carefree as possible.
How do you get the best exposure for my home?
We collaborate with professional photographers to ensure the marketing of your home begins in a timely manner. A crafted home description, drafted to maximize SEO, will accompany your home’s photography. Your home will appear on multiple sales platforms such as Vrbo.com. We are constantly reviewing different vacation sites to determine which are the best fit for each of our properties.
